Septic:

    1. Some lenders require only a simple dye test to prove the system is functioning properly.

    2. Some lenders want the septic tank opened, pumped and the interior inspected to be sure all components are present.  They will also require the distribution box open and inspected.

    3. Some lenders, especially those providing HUD/FHA-insured mortgages, also require mapping of the system to prove all components are within the properly line.

    We readily provide numbers one and three and can co-ordinate with a septic pumper (you pay them their fee directly) to accommodate number two.

Manufactured Home Foundation Engineer's Inspection:

    We have been working with HUD/FHA for several years and are very familiar with their regulations and requirements.  We serve as a field agent for an engineering company so can readily provide this service for you.

    The home must be placed upon a properly constructed foundation to provide support.  The home must also be anchored properly to prevent over-topping (flipping onto its side or top) during a severe weather event.  A properly installed perimeter wall will keep the wind from getting under the home and help to stop over-topping.  All of these things must be inspected and reported, especially referencing correct sections of publication #7584 "Permanent Foundations Guide for Manufactured Housing as produced by HUD/FHA and paying particular attention to the MOST RECENT edition of their publications.
