SAMPLE WISH LIST
Every home and every homeowner is different, thus every wish list is different - this is an example ONLY!
When you prepare for the Feasibility Study, please prepare a "Wish List." Much like the "wish list" you wrote to Santa Claus every year when we all were much younger, many things on the wish list may not become a reality. However, without a "wish list" the Consultant has no idea what you would like to do to this house to make it YOUR home.
Please start by listing the things you already know NEED repair. The new roof or upgrading the electric, maybe
replacing that 40 year old furnace. If this is to be a 203(k) mortgage, the NEEDS will be to comply with the Minimum Property Standards (MPS) as set by HUD/FHA. All 203(k) properties MUST comply with the Minimum Property Standards! Many homeowners want their homes to also comply with these Federal Standards. After that, simply list the things you would like to do - if there is enough money AFTER the HUD/FHA MPS have been complied with. Please list the items in order of YOUR preference.
Example:
Needs:
1. Repair/replace siding, as needed
2. Install new vinyl replacement windows
3. Replace water heater
4. Replace locks on all exterior doors
Wants:
5. New carpet in living room
6. Second bathroom, upstairs
7. 15 X 20 addition for new family room
8. New built-in dishwasher
9. Replace old bathtub with new whirlpool bath
If you know the manufacturer's model number on any items you are considering, please include them on your list. This helps the Consultant specify that particular item when completing the "Work Write Up" for YOUR home.
The possibilities are endless.
